Standing water under the house: what now?

Treat sudden water as a clue - not a diagnosis. Document the pattern, address immediate hazards, and make sure any proposed repair explains the source.

First steps

Keep safety first. Do not enter a flooded space where electrical equipment, contaminated water, unstable materials, or limited access could create a hazard. Contact an appropriate professional when conditions are uncertain.
  • Photograph the water level, entry points, staining, pumps, and affected materials.
  • Record the rainfall, tide or plumbing event and when you first noticed water.
  • Check accessible living areas for plumbing leaks without entering an unsafe space.
  • Avoid disturbing suspected mold-like growth or damaged insulation.
  • Ask whether urgent water removal and the permanent correction are separate scopes.

Possible causes

Water can originate from groundwater, surface runoff, poor grading, roof drainage, plumbing, condensation, or a combination. South Shore conditions make groundwater and storm patterns important, but a local address alone does not prove the cause.

Use timing to narrow the pathway

Water that appears during or shortly after rain makes roof discharge, grading, foundation entry, and a rising water table reasonable pathways to investigate. Water that appears during dry weather may point toward plumbing, equipment drainage, condensation, or groundwater that responds more slowly. Treat these patterns as questions to test—not conclusions.

Record where water first appears, whether it is clear or discolored, the approximate depth, recent rainfall, pump operation, and how long the area takes to dry. The free worksheet packet provides a consistent record to show each estimator.

Separate four different scopes

  1. Safety: electrical, contamination, access, and structural hazards.
  2. Removal and drying: extracting water and addressing wet materials.
  3. Cause investigation: tracing the likely pathway and testing assumptions.
  4. Permanent correction: controlling entry, collection, discharge, humidity, and recurrence.
A pump-out invoice is not a drainage design. Emergency removal may be necessary, but it should not imply that the source was identified or that a proposed permanent system is appropriate.

When floors feel different

Bouncy, uneven, or sagging floors may justify an inspection of joists, beams, posts, and bearing points. Waterproofing and structural repair are separate disciplines even when moisture contributes to both.

Questions for an estimate

  • What evidence identifies the water source?
  • Where will collected water discharge?
  • What happens during a power failure or pump failure?
  • Which materials will be removed, cleaned, repaired, or left in place?
  • Are structural, mold, electrical, and plumbing work included or excluded?
  • What maintenance and warranty conditions apply?

What a useful written proposal explains

Look for a stated objective, the evidence supporting the proposed cause, a component-by-component scope, exclusions, discharge location, power or pump-failure planning, maintenance duties, warranty conditions, and the circumstances under which the system has not yet been tested.
