Encapsulation is a system - not just white plastic.

A complete proposal should explain how groundwater, bulk water, soil vapor, humid air, insulation, and mechanical equipment are being handled.

Start with the objective

Some homes need basic ground-vapor control. Others may need drainage, sealed seams and penetrations, wall treatment, a sump system, conditioned air or a dehumidifier. Structural repairs and mold remediation may be separate.

Useful distinction: A ground vapor barrier covers exposed soil. Encapsulation generally creates a more continuous sealed boundary. Neither term, by itself, proves that drainage or humidity has been solved.

Elements to discuss

  • Ground and wall liner thickness, reinforcement, seams, and attachment
  • Drainage beneath or around the liner
  • Sump capacity, backup, alarm, and discharge location
  • Vent sealing and combustion-safety considerations
  • Dehumidifier sizing, drainage, filtration, and service access
  • Insulation approach and local code requirements
  • Termite inspection gaps and pest monitoring

Compare the scope, not the sales name

Ask each provider to label the same components in writing. One low quote may omit drainage or electrical work; a high quote may bundle structural repairs you do not need. Obtain independent specialist input when the diagnosis crosses structural, environmental, electrical, or plumbing boundaries.
